7 Signs Your Roof Needs Replacement

Most asphalt shingle roofs in Anne Arundel County last 18–25 years. But age is only one factor — installation quality, attic ventilation, tree cover, and storm exposure all move that number. Here are the seven signs we look for when a Severna Park homeowner asks us, “repair or replace?”

1. Shingles Are Curling, Cupping, or Clawing

When shingle edges turn up (curling) or centers lift (cupping), the asphalt has dried out and lost flexibility. Curled shingles crack in cold weather and tear off in wind. Scattered curling on a sun-exposed slope means the clock is running; widespread curling means replacement time.

2. Granules Are Collecting in Your Gutters

Those sand-like granules protect shingles from UV. Some loss is normal after a new install, but heavy accumulation in gutters and at downspout outlets on an older roof means the shingles are wearing through. Look for shiny, bald spots on shingles — exposed asphalt deteriorates fast.

3. You Can See Missing or Broken Shingles

A few storm-blown shingles can be repaired. But if shingles keep coming off in every storm, the sealant strips holding the whole roof together have failed — and each repair is a patch on a system that is letting go.

4. Water Stains on Ceilings or in the Attic

Brown rings on the ceiling, damp insulation, or dark streaks on rafters mean water is getting in. Small leaks around flashing are usually repairable. Multiple leak points across the roof field usually are not worth chasing one by one.

5. The Roofline Sags

A dip or wave in the roofline suggests decking or structural problems underneath — often from long-term moisture. This needs professional assessment promptly.

6. Daylight Through the Roof Boards

From inside the attic on a bright day, look up with the lights off. Pinpoints of light mean gaps where water can follow.

7. Your Neighbors Are All Replacing Their Roofs

Homes in the same neighborhood were usually roofed around the same time with similar materials. If the houses around you are getting new roofs, yours is probably in the same window — a good time for a no-pressure inspection.
